What is a building technical inspection (ite)?

The Technical Building Inspection consists of a visual review of the building carried out by qualified personnel, in which it is assessed whether there are aspects of the building that need to be reformed to comply with current requirements in terms of building, safety or accessibility.

More information about ITE

The ITE is the equivalent of the MOT test for buildings. However, since we're talking about buildings and not vehicles, the ITE doesn't need to be carried out every year; it depends on the building's construction year and the autonomous community where it's located. In Mallorca, a technical inspection is required when the building is over 50 years old.

  • The process for a Building Inspection (ITE) can vary depending on the region and even the municipality, but it generally follows these steps:
  • First, the building owner, or, as is usually the case, the building's owners' association, must hire a technician to carry out the assessment. If you need a quote for your building's technical inspection, Cosendra works with qualified technicians to perform these types of inspections.
  • The technician visits the building and carries out the inspection, after scheduling an appointment with the president of the owners' association or the building manager.
  • The technician prepares a report on the building's condition and assigns it a rating based on the various technical criteria of the inspection.
  • If the building meets the necessary requirements and passes the inspection, the owners can request a certificate of suitability from the relevant authority by submitting the technician's report. Typically, the technician enters the report data into an online platform so that the local council is already aware of the technical inspection.
  • If a building's technical inspection (ITE) is negative, meaning it does not comply with current regulations, a rehabilitation plan for the building will need to be drawn up. This plan is based on the data provided in the ITE report prepared by the inspector. Cosendra specializes in comprehensive renovations and building rehabilitation in Palma de Mallorca. We develop comprehensive rehabilitation plans and ensure that, once our work is complete, the building fully meets all administrative requirements. With the experience and quality of a construction company like ours, a favorable ITE result is guaranteed.

The IEE, or Building Assessment Report, is the document issued after an inspection. While not exactly the same as a ITE (Technical Building Inspection), it can be considered part of a technical inspection. However, this document focuses specifically on the building's condition in relation to various aspects of conservation, accessibility, and energy efficiency. If you need to obtain an IEE in Palma de Mallorca and the surrounding area, don't hesitate to contact Cosendra. We work with top technicians to ensure our clients' buildings meet all legal requirements.
